From the first form to closing day, here is what happens when you sell your Kansas City house to We Buy Houses In KC.

The process in plain terms

What happens at each stage, in more detail

Stage 1: The form

The form asks for the address, the type of property, why you are thinking about selling, your timeline, the general condition, and whether the house is currently listed with an agent. We ask because each answer changes how we look at the property. A vacant house with a failing roof is a different conversation than a tenant-occupied rental. You do not need perfect answers. Tell us what you know.

Stage 2: Our review

We compare your house to recent sales in the neighborhood and estimate what it would take to bring the property up to a condition where a typical buyer would pay full price. Roof, furnace, plumbing, electric, kitchens, baths, flooring, foundation, and anything a city has flagged all go into the number. If we need to see the inside, we will set a time that works for you.

Stage 3: The offer

Our offer is in writing. It shows the price and the key terms. We will explain how we got to the number if you ask. Because we buy houses as they are, our offer reflects the repairs you will not have to make, the commissions you will not pay, and the time you will not spend on showings.

Stage 4: Agreement and title work

If you say yes, we sign a purchase agreement. A title company or closing attorney then researches the title, looks for liens or other issues, and prepares the closing documents. If there is a mortgage, the payoff comes out of the proceeds at closing. If the house is part of an estate, the person with legal authority signs, and your attorney can review the paperwork first.

Stage 5: Closing

You sign the closing documents, usually at the title company, and hand over the keys on the agreed date. You get paid at closing. You are welcome to leave behind anything you do not want. We take care of the cleanout.
